How it works

A record of your rental, from the first day to the last.

Somewhere to keep the photographs, notes and documents that describe the condition of the place you rent — organised by room, kept in date order, and ready to show as one thing when it matters.

Free to start, with up to 10 evidence files per rental. No card.

Three moments that matter

01 · At move-in

Record what you were given

Photograph each room before your things are in the way. Marks that are already there are far easier to show now than to argue about later.

02 · While you rent

Add things as they happen

A leak, a repair, a letter from the landlord. Each one joins the same record, dated the day it was added.

03 · At move-out

Show the whole story at once

Produce an evidence pack: the condition you moved into, what changed, and when. Download it, or share a read-only link.

What you actually do

Four steps. Most of it on your phone, in the room you’re standing in.

  1. Set up the rental

The property address and your move-in date are all that is required. The usual rooms are already ticked, and you can change them any time.

  2. Photograph the condition

Work room by room: a wide shot to show where you are, then close-ups of anything worth noting. Photos stay grouped by the room you added them to.

  3. Log issues as they appear

Anything from a scratch on day one to a boiler that fails in month eight. Each issue keeps its own photos, notes and dates, so the history is visible rather than remembered.

  4. Produce the evidence pack

One organised document drawn from what you recorded: rooms, photographs, issues and dates. Keep it, send it, or share a link that lets somebody read it without an account.

Who can see your record

Private until you share it

Your record belongs to your account. A landlord or an agent cannot open it unless you create a share link and give it to them.

Sharing is read-only

A share link opens a read-only copy of the record you chose. Whoever holds it cannot change anything, and you can revoke it.

Your copy stays yours

You can export your data or delete your account from your settings at any time. Deleting removes the evidence, documents and generated reports it holds.

RentSeal is not a deposit protection scheme

Most tenancy deposits in England and Wales are held in a government-approved protection scheme. RentSeal is not one of those schemes and is not connected to them — the scheme holds the money, and this holds the evidence: the photographs, notes and dates that describe what the property was like while you lived in it.

What it costs

No subscription. RentSeal Protection is paid once, for one rental.

What RentSeal does not do

RentSeal does not decide who is responsible for anything, and it is not legal advice. A deposit outcome depends on your agreement, the facts and the law where you live. What this gives you is an organised, dated record — so the history is easy to review rather than easy to dispute.

It takes two things to begin.

Where you live, and when you moved in. Everything else can wait.
