Why document your rental at move-in?
Your move-in record is a snapshot of the condition of the property when your tenancy begins. The goal is to create a clear, organised record that you can understand later.
Photograph existing marks, wear, damage and the general condition of each room. It is also useful to capture wider photos that show where individual details are located.
Before you start
- Make sure there is enough light to clearly see the condition of the room.
- Clean your camera lens so photos are sharp.
- Start with one room and finish it before moving to the next.
- Take both overview photos and closer photos of important details.
What to photograph in each room
- Walls, ceilings and floors.
- Doors, handles, locks and frames.
- Windows, window frames and blinds or curtains.
- Fixed furniture, cupboards and wardrobes.
- Sockets, switches and visible fixtures.
- Existing scratches, stains, cracks, chips or other visible damage.
Kitchen and bathroom
- Worktops, cabinets and cupboard interiors.
- Sink, taps and visible plumbing.
- Oven, hob and other included appliances.
- Shower, bath, toilet and bathroom fittings.
- Tiles, grout, seals and areas around water sources.
Tips for clearer evidence
Helpful tips
- Avoid very dark or blurry photos.
- Take a wider photo before a close-up so the location is easier to understand.
- Add a short note if something is difficult to see.
- Keep evidence organised under the correct room.
